Established in 1974, South Bend Heritage Foundation, Inc. (SBH) is a not-for-profit Community Development Corporation (CDC) that is committed to the stabilization and enhancement of neighborhoods.

Enhancing the beauty, value, and efficacy of neighborhoods and their residents is at the center of our work: beauty in the form and function of buildings, value in terms of building economic worth, and efficacy in the ability of people to improve their lives through housing stability, connection to resources, and a caring community. Working in partnership with government organizations, the financial sector, non-profits, and residents, SBH strives to create a united community where diverse neighborhoods are considered choice places to live, as well as operate a business, and where all residents have equitable and just opportunities.

AFFORDABLE HOUSING

South Bend Heritage owns and manages nearly 500 affordable rental units across the city—offering safe, high-quality housing options for individuals and families. In addition to rental housing, we also help income-qualified first-time homebuyers achieve their dream of homeownership through the access to affordable homes. Whether renting or buying, we believe everyone deserves a stable foundation to build a better future.

COMMUNITY BUILDING & ENGAGEMENT

From neighborhood events to cultural programming, South Bend Heritage is deeply invested in building community beyond bricks and mortar. We host annual events, operate vibrant community spaces like the Charles Martin Youth Center, and support local artists through the Colfax Gallery—creating places where people can connect, express, and belong.

Through our Resident Life Program, we also ensure that senior residents at our affordable housing communities have the support they need to age in place with dignity. From wellness checks and social activities to resources that promote independence, this program helps create not just housing, but true homes where residents can thrive at every stage of life.

REAL ESTATE PLANNING & DEVELOPMENT

As one of Indiana’s only nonprofit general contractors, South Bend Heritage plays a leading role in shaping equitable development across the city. From neighborhood revitalization to large-scale projects, we manage all aspects of real estate planning and construction—including oversight of the Northeast Neighborhood Revitalization Organization (NNRO). Our latest project, South Bend Thrive, is our largest to date: a $15.1 million development bringing 54 new affordable units to the community. Every project we undertake is rooted in a deep commitment to building vibrant, inclusive neighborhoods for all.

South Bend Heritage manages nearly 500 affordable rental homes and over 200,000 square feet of commercial and retail space across South Bend. From storefronts and office suites to art studios and shared meeting rooms, we offer flexible space solutions for entrepreneurs, creatives, and small businesses. Our newest addition, Co-Lab 119, is a dynamic co-working space designed to support minority and women entrepreneurs with affordable, collaborative workspace in the heart of the city.
