Home Ownership Qualifications & Details

Individuals who aspire to own a home and meet the eligibility guidelines may qualify to purchase a new or rehabbed home offered by south bend heritage foundation.

·   Income limits as determined by HUD AMI

            ·   Do not own a home (or three years prior) to date of application

·   Plan to occupy property as their primary residence

·   Complete approved Homebuyer Education Program

Our rehabbed homes are generally less expensive. The buyer must continue to live in the home for a minimum number of years depending on the recapture period.  This period of time is determined by how much money we put in the house minus how much the buyer paid for the house. Usually it is about 10-15 years. 

Our Home Ownership Program Provides:

·    Pre-qualification for a mortgage

·    Determine how much of a mortgage you can afford based on your income and debts.

·    Review your credit report with you

·    Explain debt to income ratio

·    Provide Home Buyer Education Course (eight hours class) required to complete to purchase any house listed by SBHF or NNRO.
