Triangle Development
As part of the new Redevelopment Plan for the Northeast Neighborhood, a major mixed-income, single-family and owner-occupied home development is planned for the area north of State Road 23, south of the University of Notre Dame woods and proposed Napoleon Boulevard extension, and east of Eddy Street, located in the Georgiana-Talbot Redevelopment Area. The site known as the “Triangle” contains the Project Area, which is approximately 13.4 acres. At the present time, the majority of the “Triangle” is zoned SF2 (Single-Family and Two-Family District) with more than 55% of the land vacant and 63% of the existing homes rental properties. All of the real estate will be purchased and demolished in preparation for the future new construction. Current owner occupants in this area will receive re-location benefits and will be encouraged to seek new housing opportunities in the northeast neighborhood. Once this land clearance is complete, the “Triangle” will be re-platted to provide approximately 70 lots for new single-family home development. The primary objective is to create a seamless interweaving of market (70%) and affordable (30%) housing that creates a new neighborhood that is easily maintained, attractive, safe, pedestrian-friendly and is strongly linked to the surrounding mixed-uses. The City of South Bend has committed between $500,000 and $1,000,000 in local funds to begin this initiative. The future estimated value of these investments will exceed $12,000,000.
